Fractional Ownership

A new breed of vacation home ownership, called "fractional or shared ownership," has become the fastest growing segment of the real estate market. With fractional ownership, instead of purchasing an entire vacation home, an individual buys only the time he or she will be using.

The fractional market appeals to people who like owning a luxury vacation home in their favorite location, but realize they will not be spending a significant amount of time there.

By purchasing a fraction of the property, you are able to enjoy the ownership lifestyle for your desired amount of time ... all at a fraction of the cost.

Prior to the introduction of fractional ownership, there were only three options for vacationing in your "home away from home" each year: buying your own vacation home (full ownership), joining a destination club, or purchasing a timeshare.

We feel that fractional ownership is far superior to any of these options for many reasons. We hope you agree!

Timeshares

Although some may mistakenly compare fractionals to "timeshares", fractional ownership provides many substantial benefits over timeshares. With a timeshare, you don't own a particular unit in that property, you own only "time to be used at the resort." You are not guaranteed the same unit or view each visit and none of your belongings would be kept there. Unlike fractional ownership, timeshares are usually sold for a certain number of finite years, commonly 20, and then the "usage" rights expire, leaving the "owner" with nothing.

In contrast, with fractional ownership, you own actual titled property. Your title does not expire. Your vacation home is yours to enjoy for generations to come.

Full Ownership

Buying your own vacation home, or "full ownership", is a large investment especially for an owner who can only go on vacation a few weeks a year.

Full ownersihp has lost favor with many savvy investors for several reasons:

Most investors are unable to spend 4-6 months or more enjoying their luxury vacation property due to work or other commitments, making it difficult to justify the expense.
The cost of unforseen maintenance and standard upkeep for the full year is very high for one owner.
To cover costs, many owners have resorted to renting out their homes and have found that rental revenue does not fully cover expenses.

If you're not planning to spend at least three to four months in your vacation home each year, the fractional model likely will be a more attractive option for you, both from a lifestyle and a financial standpoint. Destination Clubs

Private destination clubs are normally organizations that own many properties. Members join the club by paying both an initial membership fee and an annual fee. These fees entitle the member to use any of the club's properties all over the world for the number of weeks purchased.

Similar to timeshares and very different from our Blue Water Fractionals, the overwhelming majority or destination clubs are just selling memberships to a club not actual property.

There are many types of private destination clubs run by many different types of organizations, resulting in many different types of programs. Some programs are better than others, but they all share the same characteristics and limitations that make them very different from fractional ownership.

Similar to timeshares, destination clubs are not selling titled property, they are selling you a membership. This means that you will not own your own vacation home. In addition, membership in destination clubs typically comes with restrictions not found with the Blue Water Fractionals program.
